Eric M. Hillenbrand
Managing Partner - Chief Executive Officer
Mr. Hillenbrand is the Founder, Managing Partner and Chief Executive Officer of Hillenbrand Partners and is Chairman of the Investment Committee. Mr. Hillenbrand is responsible for all aspects of the investment activities of Hillenbrand Partners. Formerly a Senior Vice President and Managing Director of JPMorgan Capital Corporation, successor to Banc One Capital Corporation and the corporate parent of First Chicago Capital Corporation, Mr. Hillenbrand was responsible for First Chicago Capital Corporation's proprietary investments in subordinate classes of CMBS, the oversight and structuring of CMBS portfolios, including transaction pricing, acquisitions, divestitures, hedging and the overall risk management of the securities. In addition to his responsibility for all CMBS investments, Mr. Hillenbrand directed First Chicago Capital Corporation's operation as collateral administrator of the MACH ONE CDO platform. Mr. Hillenbrand also served as the initial President and Chief Executive Officer of One Mortgage Partners Corporation, a Vermont captive insurance company that purchased and securitized residential mortgage loans under the Mortgage Partnership Finance® and the MPF Shared Funding® programs with the Federal Home Loan Bank of Chicago. Mr. Hillenbrand's responsibilities included the formation, acquisition and risk management of One Mortgage Partners' investment portfolio of RMBS. Mr. Hillenbrand formed and founded the CMBS group of First National Bank of Chicago in 1991 which initially focused on providing loan servicing for CMBS issued by the Resolution Trust Corporation, the first and largest issuer of CMBS in the early stages of the CMBS market. This servicing group was one of the first two CMBS market participants that were capable of providing both master and special servicing. Additionally, Mr. Hillenbrand is a founding member of the Commercial Mortgage Securities Association, serving as Chairman of the Investor's Forum for two years. Mr. Hillenbrand received a B.S. in Business Administration with a concentration in Finance from Villanova University in 1977.
Robert Karnes
Partner - Chief Investment Officer
Mr. Karnes is a Partner and Chief Investment Officer and is a member of the Investment Committee. Mr. Karnes oversees deal sourcing, investment, and portfolio management activities for the firm. Mr. Karnes has 25 years of experience in real estate finance. He spent eight years at Morgan Stanley, directing real estate investment and portfolio management activities for the firm's proprietary, fixed-income distressed debt business in Europe and Asia. For two of those years, Mr. Karnes was actively involved in the Italian and German distressed debt markets and, during the previous six years, devoted his time primarily to similar opportunities in Japan and Korea. Prior to joining Morgan Stanley, Mr. Karnes was one of the original members of Mr. Hillenbrand's First Chicago Capital Corporation team, which was a leading buyer of subordinate CMBS. Mr. Karnes also has extensive real estate experience in project and construction finance, restructuring and sale of nonperforming loans and asset management. Mr. Karnes received a B.A. from the University of Notre Dame in 1983 and an M.B.A. from the Kellogg Graduate School of Management at Northwestern University in 1988.
Mike W. Moore
Partner - Residential Mortgage Investments
Mr. Moore is a Partner of Hillenbrand Partners and is responsible for residential mortgage investments. Mr. Moore also serves on the Investment Committee. Most recently, Mr. Moore was Executive Vice President, Financial Markets of the Federal Home Loan Bank of Chicago. As the senior financial officer of the Federal Home Loan Bank of Chicago, his responsibilities included asset/liability and risk management, investments, mortgage finance, funding and treasury operations. Mr. Moore was Chairman of the Federal Home Loan Bank of Chicago's Asset/Liability Committee, the Market Risk Committee and was a member of the Senior Management Committee. Under Mr. Moore's leadership, the Federal Home Loan Bank of Chicago led the Federal Home Loan Bank System in important financial innovations, including: (i) creation of the mortgage acquisition program called Mortgage Partnership Finance®, a unique risk sharing arrangement between the Federal Home Loan Bank of Chicago and Federal Home Loan Bank System members, providing mortgage originators an alternative to Fannie Mae and Freddie Mac; (ii) development of a securitization program for Mortgage Partnership Finance® loans known as MPF Shared Funding® and (iii) design, marketing and issuance of the Federal Home Loan Bank System's first multi-billion dollar syndicated global bond issuances which have been widely marketed and distributed in the United States, Europe and Asia. Mr. Moore has more than 25 years of experience in financial management. Before joining the Federal Home Loan Bank of Chicago in 1992, he was Investment Division Manager for Farm and Home Savings, Kansas City, Missouri and, immediately prior to that, Mr. Moore held the same position at Florida National Bank in Jacksonville, Florida. Mr. Moore began his career in New York with Merrill Lynch & Co. A native of Alabama, Mr. Moore received a B.S. and M.S. in Agricultural Economics from Auburn University in 1976 and 1979, respectively.
James P. Williamson
Partner - Chief Operating Officer and Director of Risk Management
Mr. Williamson is a Partner, Chief Operations Officer and Director of Risk Management of Hillenbrand Partners. Mr. Williamson also serves on the Investment Committee. Mr. Williamson most recently held a senior level position at JPMorgan Capital Corporation, where he participated in the due diligence and acquisition of new issuance CMBS in North America. Mr. Williamson was also the primary liaison with the Federal Home Loan Bank of Chicago for the Mortgage Partnership Finance® and MPF Shared Funding® programs. While at JPMorgan Capital Corporation, he served as the President and Chief Executive Officer of One Mortgage Partners Corporation, a $3 billion Vermont captive insurance company and member of the Federal Home Loan Bank of Chicago. Mr. Williamson has over 20 years of experience in senior level banking and asset disposition in both business management and legal oversight roles. During that time, he spent 11 years with the Resolution Trust Corporation and the Federal Deposit Insurance Corporation. While at the Northeast Consolidated Office of the Resolution Trust Corporation in Valley Forge, Pennsylvania, Mr. Williamson held multiple roles including: (i) head of the Loans and Other Assets division, responsible for the disposition of over $60 billion in assets through loan sales, securitizations and asset workouts; (ii) Managing Attorney for the legal division coordinating legal work for asset sales and securitization; and (iii) member of the Senior Credit Committee. Following the Resolution Trust Corporation, Mr. Williamson served as Deputy Regional Counsel and then Regional Counsel for the Federal Deposit Insurance Corporation legal division at the Northeast Service Center in Hartford, Connecticut, which facilitated the disposition of assets of both failed institutions and the remaining Resolution Trust Corporation assets. Mr. Williamson was a member of the Senior Credit Committee of the Northeast Service Center. Mr. Williamson also has extensive loan workout experience, having managed a $1.5 billion portfolio of non-performing mortgage loans for a Pennsylvania financial institution prior to joining the Resolution Trust Corporation. Mr. Williamson has significant international experience as well and served as a consultant to the World Bank in Eastern Europe and as a Senior Financial Advisor to the United States Agency for International Development in Asia. After receiving a B.A. from Villanova University in 1974, Mr. Williamson received his J.D. from Marquette Law School in 1980.
